Frequently Asked Questions

Answers to what private lenders ask most. For the process and what secures each loan, see How It Works.

Do I need real estate experience?

No. Many of our lenders simply want an asset backed opportunity without handling the day to day work of real estate. We walk you through every step.

How do I hear about available deals?

We share deal details privately with people who reach out. Book a call or email us and we'll walk you through a current opportunity.

What rate and term will my loan have?

Rates are set deal by deal and shown in the deal summary and signed documents before you decide. Our notes use a 60 month fully amortized term. See the example note on our home page.

Is a buyer already lined up when I fund the loan?

No. There is no buyer in place when your loan is funded. Our LLC buys the home first and then sells it on seller finance terms. Your repayment does not depend on finding a buyer.

What happens if the buyer stops paying?

You still get paid. Repayment of your loan has nothing to do with whether the home is occupied or whether the buyer pays. Your monthly payments follow the signed note schedule either way.

How is this different from a typical hard money loan?

Your loan is fully amortized, so you receive principal and interest every month from the start instead of waiting for one payoff at the end. Repayment does not depend on the home selling, being refinanced, or being occupied.

How often will I hear from you?

Open communication matters to us. Lending partners receive clear documentation and regular updates on any deal they take part in.

Can I use retirement funds?

Some lenders take part through a Self-Directed IRA, a retirement account that can hold alternative assets such as real estate secured notes. We don't give tax, legal, or financial advice, so whether it fits you is a question for your financial advisor and your IRA custodian. If you already have one, we're glad to share how other partners have set up their deals.

This site is general information only. It is not an offer to sell, or a request for an offer to buy, any security, and it is not legal, tax, or financial advice. Every loan carries risk, including possible loss of principal. Terms for any loan are set only by the signed documents for that deal.
